What Showing Service does with the fee

You set it. The first licensed agent to claim it locks it.

A showing on this board is a small job with a public price. You post the address, the window, how to get in, and the fee you will pay when the showing is confirmed. Every realtor with a profile in range can see it. The first to claim it becomes the showing agent. Everyone else sees the card flip to claimed.

The fee is not a bid. There is no race to the bottom and no race to the top. You chose the number — often somewhere around the median of the settled showings on the board — and the agent accepted it by claiming.

The money is described as released after the showing is confirmed, not when the button is pressed. A no-show stays on the record. We publish the no-show count from settled cards, not from a marketing slide.

Lockbox codes are on the card because the agent who claimed it needs them. They are not broadcast before the claim. If you are trying this as Pandora Essien, the claim locks immediately and the board updates for everyone else looking at it.
